Before any construction has taken place an
overlook and planning of the project is crucial. Many factors will go
into renovating this house. It dates back close to 100 years old. .The support in basement and 1st floor need to be changed due to the new 2nd
floor structure.

The project takes many
meetings with the homeowner and communications is a vital aspect that TMI
covers due to the many hidden obstacles that could occur in a
project like this.

Many factors went into the remodeling of this house. Frame work
consisted of post and beam and on 4-foot centers. Which would not hold
up to added weight on 2nd floor.
Complete demo of existing roof, 2nd floor and
ceilings of 1st floor started on Monday, April 17th.

2nd floor completely removed. Many aspects are
covered in doing a project like this. Electrical has to be changed to
bring up to code, heating system needs to be upgraded with new ducts and run
heat to 2nd floor. Water lines also updated and a bathroom added to
the 2nd floor.

Many precautions are taken during the renovation project. Saving these
steps was one of them. Also safety of the tradesmen working was very
important.
|
|
Framing started on 3rd day of work but not before 1st floor and basement
were framed or supported for new addition.
|
|
|
End of 1st week. Major changes structurally and ascetically.
Added to 2nd floor; 3 new bedrooms, full bathroom and cathedral ceilings.
|
|
Framework meticouslsy built with 2 x 4 on 16-inch centers for structurally
sound walls and floors. New pipe work for bathroom and electrical
lines run during framing.

To complete cathedral ceiling inside and roof lines outside, existinsg
Kitchen roof removed to allow for new roof & skylight to be added
for natural light in Kitchen.

Certainteed windows installed. Porches added around house.
|
|
|
Roofing, siding, & soffit added to complete the exterior of home making
it maintenance free. Posts for porches wrapped with aluminum capping
to protect from weather.
|
|
Concrete around house is cleaned and smoothed. Decking boards are now laid
down to add new dimension to match new porch that have been added.
River stone is added under new deck and around house.

2nd floor cathedral ceilings and 1st floor ceilings finished in "Tongue and Grove" board
coated with MAB Paints' Shellac Amber finish. Drywall
applied to closets and walls. Taping done on nail heads and
seams. Walls will be prepared for prime and finish paint. Or
according to homeowners choice of finishes.

Exterior finishes include; maintenance free
decking, Certainteed Prairie glass side slide windows, Therma-thru entry
doors w/ prairie glass.

|
Roofing material; 50 year Elk. Gable
ends-Certainteed Cedar Impressions, and siding is Certainteed 4/4 ship
lap. All materials used are maintenance free to give homeowners
more time to enjoy.

As work progresses the 1st floor ceilings were completed. Sound/insulation
barrier were put in place between rafters. Beaded boards were installed
to give a warm look.

|
The staircase is trimmed in beaded board that match boards on ceiling to tie in the 1st floor with the 2nd floor. Adding a flow when
going from floor to floor.

An added feature is this section of wall framed beautifully in
original barn board to show the unique outside wall of home when built
back in the early 1900s'. It will display artifacts of past memories
and current times. It makes for a great conversation piece.
